In this newsletter we will discuss what real estate investor/buyers convey to us as there perception of the real estate market here and a perception from information they may have gathered on the subject, whatever the source.
We think people may appreciate getting another market perspective on such real estate related topics and hopefully, a better perception and understanding of the real estate business/industry/markets here in Costa Rica.
On a day to day basis we meet so many people because of what we do. They visit properties with us here, and some are surprised at the prices and look at us and say “I wish I would have been here to buy real estate 20 years ago!” We couldn’t agree with them more, however, here is something to consider. We hope it helps you to know YOU HAVE NOT MISSED THE BOAT!
Unless you were a very wealthy individual, a seasoned & very courageous real estate speculator/developer with an ultra keen sense for real estate markets, a real adventurous risk taker willing to risk your money on predicting where the market would go and which market area in Costa Rica would get there first, rest assured as a normal individual just looking for a good property investment…. You would not have bought real estate here 20 years ago!
Why? Well, 20 or so years ago (maybe even as little as even 10 to 12 years ago) there wasn't much of anything going on that could clearly define areas of growth and certainty of said. There was indeed a lot of talk going on about what was going to be going on or about what people here were predicting (hoping rather) would be going on but actual action taking place to back up the talk was NOT happening and was not visible to the naked eye that it was indeed happening.
People think road conditions are bad today but everything os relative. Over the last 5-7 years so many improvements have been going on. The bulk of which, in the last 4 years. Road are super highways compared to what they were like 20 even 10 years ago. (Everything being relative). People think the process of getting things done here is slow. Well 10-20 years ago, you’d have grey hair by the time things got accomplished. People think phone & internet service is bad now. You’d have been lucky to ever get a phone or even be able to apply for a line 10-20 years ago. We could go on and on.
The point is, 20 years ago land may have been really really cheap compared to prices for real estate here in Costa Rica today. But the simple fact is, the majority of people wanting to buy real estate here are not real estate huge risk takers, risk taking speculators with that sixth sense and keen eye vision for the path of progress and most all of us would not have bought a single square foot of real estate here, at whatever price, 20 years ago! They just would not have wanted to take the risk with their hard earned dollars. It was just too speculative.
Obviously many did buy and took that risk. Those that were able to sustain themselves through the painful and slow growth curve and chose the area they invested in well have had great fortune! The owner of Costa Rica Property Sales is one pf those people with a history in the real estate business here in Costa Rica dating back to his arrival in 1989. But there are many who did not survive, could not financially withstand. The majority as a matter of fact!
A good question to ask yourselves would be “would I have been willing and able to take that type of risk 20 years ago? Quite probably, for most of you, the answer to that question would be no! For whatever reason, but simply and frankly the answer would be… NO!
Now the speculative nature is gone. The path of progress can be seen clearly.
Have you missed a great opportunity because you didn’t buy property here 10-20 years ago? NO! Are there still good deals out there? YES! Good deals like there were 20 years ago? NO! Have you missed the boat? Absolutely not! The only thing that has change is that there is so much less risk and speculation involved buying real estate today then there would have been for you buying real estate 20 years ago. Your timing could not be better. The best opportunities are now and within the next 3-5 years.
Remember this... Just because you buy real estate cheap, does not necessarily mean you got yourself a good deal. If it is worth the same price you paid for it when you bought it 10 or so years from now, all you got was a piece of property at a cheap price. Not necessarily a good deal! Keeping in mind of course people buy real estate, not only to enjoy but to have it appreciate and if it doesn’t appreciate it wasn’t such a good deal was it.
This is where you need guidance and market insight presented to you in factual reality form and not in a wishful thinking and hype form. Remember that there are areas where people invested and they are doing there best to develop those areas. But the areas on the go can be clearly identified and don't need to be hyped. The natural appeal for them to be developed the actual pulse of the area can be seen and felt. Roads bridges and highways being improved. Cable vision, fiber-optics, DSL, T1 lines and all types of internet service.
All we are trying to bring to light is that you haven’t missed the boat. The real estate market is hotter than it has ever been. And all market indications tell us, the stage lf development growth, that the best Costa Rica has to offer is yet to come!!!!!! Even in spite of this current world financial meltdown! And maybe you should be diversifying here?
The only difference with buying real estate today versus 20 years ago is that you will pay a little more, but have much less risk. Call the premium a one time insurance policy.
Now all you need to do is work with a real estate company that is willing to expose you to these REAL market conditions, expose you to the path of growth and progress in a logical visible unbiased fashion and with your criteria and interests at heart.
Do not make the mistake of thinking that you will get a better deal doing things on your own. 9 out of 10 horror stories you hear about related to real estate here are self created through this trial and error process. All you are doing by attempting this without reputable professional help is putting yourself in a higher risk situation by leaving yourself open to being told only what people think you want to hear and not what you need and should hear.
